The existing B-3 zoning allows the following uses:
Big-Box Retail
Commercial Strip Centers
Auto & Tire Shops
Pharmacy & Drug Stores
Fast Food Restaurants
Car Wash
Convenience Stores
Most of the uses in B-3 are as of right and do not require community input or permission from City Council.
Helotes deserves better.
While the B-3 Zoning allows business use, the price of the land and the frontage on Bandera Road would likely attract a big box retailer. Typically that kind of retail is not as conducive to local, small business, and instead caters to national brands and large corporate tenants.
The Trailhead at Helotes is oriented towards Helotes. We are preserving trees, creating a 40’ wide greenway trail buffer and creating a park-like retail environment for the community to enjoy.
The existing B-3 zoning does not require a trail system, a 40’ tree buffer, or unique park-like retail.
